Applying design standards to deliver comprehensive redevelopment

The Woodberry Down Design Code sets out detailed design parameters for redeveloping one of the largest housing estate renewal projects in London. It accompanies the Masterplan, also prepared by the practice, and is conditioned to the outline planning permission – ensuring that each individual future development integrates with plans for the wider area. It sets out the way that built form, streets and open spaces are composed and should relate to each other.

 

The Design Code, prepared in consultation with residents and key stakeholders, establishes mandatory benchmarks relating to building and environmental performance as well as more flexible guidance intended to inspire designers to apply imagination and flair.

 

The Code recognises the danger inherent in large developments of the scale of Woodberry Down (5,000 homes) for ubiquitous designs to be applied that diminish local character and quality. The Design Code therefore asserts thematic character areas and typologies for buildings, ensuring that designers draw out the essence of place. It establishes a basis for the new Woodberry Down to be made up of high quality interventions that balance the need for variety and cohesion, whilst encouraging design expression and creativity.
