The town of Wellingborough is set for major expansion over the coming years as part of the Milton Keynes South Midlands Growth Area. The Wellingborough East Development Framework provides the basis for a major urban extension to be called Stanton Cross. The new community is set to comprise 3,000 homes of mixed tenure, major new employment areas and mixed use neighbourhood centres.

The layout has been structured to work sensitively with the landscape and integrate environmental techniques such as sustainable drainage systems. Considerable infrastructure issues have been overcome with proposed new bridges spanning existing railway lines and flood prone valleys.

Collaboration with local people and a wide range of stakeholders established a jointly agreed way forward via Enquiry-by-Design workshops and public meetings.

Following adoption as Supplementary Planning Guidance, more detailed Development Briefs were prepared for Phase I development. This package of work served as framework for developers to advance towards implementation. A close ongoing dialogue is ensuring that the built scheme remains true to the original intentions.
